One Patras building, converted into 19 independent homes

MVR 19 takes an existing building on Mavromataion Street in the south of Patras and converts it, floor by floor, into self-contained studio residences with a shared roof garden.

  • 19 studios across the ground floor and three upper floors: 5 + 5 + 5 + 4.
  • 412.40 m² of living space in total, 16.29 to 27.64 m² per residence.
  • Each studio is a separate property with its own kitchenette and shower room, planned for long-term letting to students and young professionals.
  • A roof garden with a pergola and open views to Mount Panachaiko and the Gulf of Patras.

The €250,000 route, explained plainly

In Patras the standard Golden Visa threshold is €400,000 for a single home of at least 120 m². Greek law sets a lower €250,000 threshold, anywhere in Greece and with no minimum size, for a property converted to residential use from another use.

  1. Choose one residence at €250,000

    Each MVR 19 studio is a separate property priced at €250,000, so a single residence reaches the threshold on its own. A storage room in the same building can be added in the same deed.

  2. Get a tax number and a Greek bank account

    A Greek lawyer can arrange both for you under a power of attorney, without you travelling.

  3. Sign the deed and pay in full

    The full price is paid by bank transfer, crossed cheque or card payment into a Greek account, and the payment details are recorded by the notary.

  4. Apply once the change of use is completed

    The conversion to residential use must be completed, under a permit issued on or after 5 April 2024, before your application is filed.

  5. Give biometrics and receive a 5-year permit

    You attend once in Greece for fingerprints. The permit is renewable every five years while you own the property, with no minimum stay.

Covered by one investment: your spouse or registered partner, your children under 21, and the parents of both spouses. The permit does not give the right to work in Greece. New applications by Russian and Belarusian nationals are currently suspended.

Why Patras

A university city and a port, 2 h 40 from Athens

Patras is Greece's third-largest city and home to one of its largest universities. Long-term student demand is the natural use for a Golden Visa home, because Greek law bans short-term platform letting of these properties.

Straight terms

What you pay, and what we will not promise

Golden Visa buyers deserve the full picture before they reserve. These are the terms on which every MVR 19 residence is sold.

One price, in full

€250,000 per residence is the full price in the notarial deed. No rebates, cash-back or seller-paid buyer costs: Greek guidance treats these as grounds for revoking a permit.

Buyer costs on top

Transfer tax of 3.09%, plus notary, land registry and lawyer fees: roughly 5–7% of the price today. See the worked example.

Long-term lets only

Golden Visa homes may not be let short-term through platforms such as Airbnb (€50,000 fine and loss of the permit). Student leases are allowed.

Honest resale

The €250,000 route can be used once per property. A later buyer seeking a Golden Visa would need the €400,000 tier and 120 m², which a studio cannot meet, so plan for resale at local market value.

Can buying an MVR 19 residence get me a Greek Golden Visa?

It is designed to. Greek law sets a €250,000 threshold, anywhere in Greece, for property converted from another use to residential. The conversion permit must be issued on or after 5 April 2024 and the conversion completed before you apply, and the full price must be paid through a Greek bank. The Ministry of Migration and Asylum decides each application.

The residences are small. Is there a minimum size?

The 120 m² minimum applies to the €400,000 and €800,000 tiers. It does not apply to the €250,000 change-of-use route, so a 16–28 m² residence is not excluded by its size.

Can I buy two smaller units to reach €250,000?

No. The investment must be one property worth at least €250,000. Separate apartments cannot be combined, but a storage room in the same building, bought in the same deed, counts toward the value.

Do you offer discounts, rebates or a guaranteed rent?

No. The advertised price is the full price recorded in the deed, and we do not offer guaranteed yields. Greek guidance treats money returned before or after a purchase, and misleading adverts about price or payment, as grounds for referral to the authorities and for revoking permits.

Can I rent the residence out?

Yes, on long-term leases, for example to university students. Short-term letting through digital platforms such as Airbnb is banned for Golden Visa properties, with a €50,000 fine and loss of the permit.

Do I have to live in Greece?

No. There is no minimum stay to keep or renew the investor permit. You must attend in person once to give biometrics.
